Rutherford Civic Association Nov. 4 meeting recap
We had a great turnout for a terrific presentation Nov. 4 at Little Run Cafeteria.
Thanks to all who turned out with thoughtful questions and great Rutherford spirit!
Brad Wisley of Berkshire Hathaway and Harry Hink of HB Services shared their expertise and wisdom on Rutherford’s real estate market, trends in remodeling and updating, and what we need to do to keep our homes in good shape. Here are a few highlights:
-We had brisk Spring home sales in RFD, but things have returned to a “normal” pace this Fall.
-Most Rutherford buyers are first time homeowners who don’t have the resources to remodel, so they are looking for homes that are move-in ready.
-Also, 50% of those who look at a house have already made their purchase decision based on online research.
-Professional stagers are now a standard part of the selling process. The house will sell faster, and usually for more.
-When remodeling, consider your own enjoyment and increased energy efficiency, more than just resale value.
-Work gradually at de-cluttering so it doesn’t get ahead of you!
-Keep everything in working order.
-Kitchens and bathrooms are important; keep them updated. But Brad said the “retro” look is back in, so you don’t necessarily have to tear out that pink tub and toilet, just update the details.
-Countertops: Quartz is the new granite.
-The front door/porch/entry area and landscaping make a big first impression, so give this area a lot of attention.
-Fresh paint! It gives buyers a sense of “new” and clean.
-Other important areas that influence buyers: energy efficient doors and windows, updated siding (insulated vinyl is cost and energy efficient), hardwood floors or plush carpeting (berber is considered dated) are preferred.
